Community-Centric Spaces Enhancing Urban Living Through Integrated Facilities

Project in-detail

Employing community ownership and integrated health facilities, the design enhances urban living through sustainable practices and diverse housing options.
5 key facts about this project
01
Community ownership model empowers residents to maintain shared facilities.
02
Health and fitness centers integrated within the residential design enhance accessibility.
03
Urban farming areas promote local food production and community engagement.
04
Medium-density housing facilitates a mix of income levels within the community.
05
Storm-water management strategies improve environmental sustainability.

Staying Grounded aims to create affordable housing on railway land in the Sunshine, Braybrook, and Stony Creek areas of Victoria. The focus is on addressing the growing need for affordable homes within a framework that encourages community interaction and sustainable living. The design is inspired by the "20-minute neighbourhood" concept, supporting access to daily necessities, services, and amenities within a short walk.

Key Community Facilities

The design includes important community spaces such as health and fitness centers, educational facilities, and areas for urban farming. These amenities are thoughtfully integrated to enrich the lives of residents, inviting social engagement and encouraging active lifestyles. Access to these resources establishes a sense of belonging and connection among community members.

Housing Density and Typologies

Housing density is planned at 30-45 dwellings per hectare, allowing for a mix of built-to-rent and built-to-sell options. This blend enables a diverse range of income levels, contributing to an inclusive community atmosphere. The thoughtful arrangement of different housing types ensures that the needs of various families are met, promoting a balanced living environment.

Sustainability Initiatives

Sustainability is a core principle throughout the design. Strategies for managing storm-water and promoting passive cooling are incorporated into the overall framework. Shared courtyards and cross-ventilated spaces provide opportunities for outdoor interaction while enhancing the environmental performance of the buildings.

Community Engagement and Ownership

An important aspect of the development is community ownership of shared facilities. A community board is established to involve residents in the management of common spaces. This arrangement cultivates a sense of responsibility and pride among residents, empowering them to contribute actively to their environment.

The careful layout invites families and individuals to connect in communal spaces. The arrangement of residential buildings around shared areas creates opportunities for social interaction. This design fosters community ties and encourages a spirit of collaboration among all who live there.

Competition organisers

The MICROHOME 10 competition invites participants to submit visionary designs for off-grid, modular microhomes that push the limits of sustainable, small-scale living. Organised by Buildner in partnership with Kingspan and Hapi Homes, this tenth edition sets the challenge of designing a dwelling for two people within a maximum floor area of 25 m², encouraging bold solutions adaptable to any urban or rural location. The competition continues Buildner’s mission to foster innovative approaches to compact, energy-efficient housing that can address pressing global challenges.

This year’s edition offers a generous total prize fund of €100,000, including the Kingspan Award for designs that integrate high-performance Kingspan products and the Hapi Homes Award for a project selected for real-world construction. In addition to cash prizes, the winners gain international exposure through Buildner’s media partnerships, publications, and a dedicated MICROHOME magazine, further amplifying their ideas to the wider architectural community.

Key dates for MICROHOME 10 include the closing date for registration on 25 September 2025, the submission deadline on 29 October 2025 (11:59 p.m. London time), and the announcement of winners on 9 December 2025.
