## Project Overview

Located in Iceland, the Borealitos project aims to introduce a set of modular guest accommodations designed to enhance the experience of viewing the Northern Lights amidst a picturesque natural setting. The design thoughtfully integrates architectural form, functionality, and ecological sensitivity, prioritizing user experience and adaptability.

### Modular Configuration and User Experience

The project employs a modular system that allows for a range of room configurations, accommodating single occupants as well as larger groups. This flexibility provides visitors with options for varying degrees of privacy and interaction, catering to both individual and communal needs. Each unit is designed to facilitate engagement with the surrounding landscape, incorporating transparency and reflective materials that optimize natural light while establishing a visual connection to the Icelandic terrain and celestial phenomena.

Common areas are strategically positioned around a central axis, fostering social interaction and relaxation. A communal gathering space, centered around a fireplace, serves as a focal point for visitors, promoting a sense of community while remaining adaptable for different group sizes.

The construction of Borealitos emphasizes energy efficiency and sustainability through the selection of materials and innovative building techniques. Thermal insulation glass is utilized to maximize natural light and scenic views while maintaining thermal comfort. Lightweight, durable polycarbonate panels provide robust insulation and adaptability to harsh weather conditions. Buildner is launching The Next House: USA, a global architecture competition that challenges architects, designers, and thinkers to reimagine the American suburban home for the 21st century. For decades, the suburban house has symbolized comfort and stability, but today it often reflects excess, isolation, and environmental strain. This competition asks: how can the American home evolve to address climate urgency, economic pressures, and shifting social values?

Participants are tasked with designing a prototype home of no more than 1,500 sq ft (≈140 m²) for a household of two adults and one child. The design should be compact yet generous, adaptable, sustainable, affordable, and replicable across diverse U.S. contexts. More than a design exercise, the competition aims to spark a conversation about how homes can support healthier, smarter, and more connected communities.

The total prize fund is $20,000 USD. The final registration deadline is May 20, 2026, and winners will be announced on September 22, 2026. The Next House: USA invites architects, students, and visionaries worldwide to redefine what the American home means today—and what it should mean tomorrow.
