The project is situated in a region celebrated for its olive oil production near the historic towns of Assisi and Spello. It combines modern design with the agricultural landscape, creating spaces that cater to both community gatherings and individual comfort. The site features a main entrance, a public area with a veranda and central garden, and a refurbished old house. This house has a food and beverage facility on the ground floor and a wellness center above it. Additionally, there are five residential units, each with a front garden, a private courtyard, and a porch that includes sauna facilities.

Site Layout

The layout of the site is organized into functional zones. It begins with a main entrance that leads into a public space suitable for community activities. The residential units are positioned close to this communal area, encouraging interaction among guests. Transition zones connect the public and private spaces, providing a smooth flow through the site, which helps visitors feel at ease.

Design Concept

A key aspect of the design is the thoughtful use of light and air. The residential units are oriented along a north-south axis, allowing the south-facing patios and porches to capture ample sunlight. These outdoor features are designed to enhance indoor living conditions and create inviting spaces for relaxation. Each unit includes a private SPA cabin and a shaded outdoor dining area, further enriching the living experience.

Material and Construction

The construction approach employs a prefabricated wood frame system that aims for energy efficiency, following "Casa Clima" standards. Pitched roofs equipped with photovoltaic panels help the building utilize solar energy. In restoring the old farmhouse, historical elements are preserved while an internal steel framework adds necessary support. The new roof incorporates large glass surfaces that offer expansive views of the surrounding area, linking the indoor space with nature.

Small gardens integrated between the residential and communal areas provide a peaceful setting. This design choice promotes calmness and invites residents to connect with their environment. The overall result is a careful blend of modern architecture and the local landscape, enhancing both the quality of life and the experience of those who use these spaces.

The Buildner’s Unbuilt Award 2025: Celebrating Architectural Creativity and Visionary Unbuilt Designs with a Total Prize Fund of €100,000

The Buildner’s Unbuilt Award 2025 is an international architecture competition dedicated to recognizing and celebrating the value of unrealized architectural designs. It invites architects, designers, and students worldwide to submit visionary projects that have not yet been constructed, highlighting the power of ideas and the creativity behind the design process. By focusing on unbuilt work, the competition aims to bring forward concepts that shape the future of architecture and push the boundaries of the profession. 

Participants can compete in three categories based on project scale: Small Wonders (up to 100 m²), Medium Marvels (101–999 m²), and Large Visions (over 1,000 m²). Each category winner will receive €20,000, and additional prizes include honorable mentions, student awards, and a special Best Presentation Award. Winning projects will gain significant international exposure through Buildner’s publicity campaign and a feature article on ArchDaily, providing a unique opportunity to showcase creative ideas to a global audience. 

The Buildner’s Unbuilt Award 2025 encourages entrants to submit any type of unbuilt project, from conceptual visions to detailed designs, celebrating bold innovation without the constraints of realization. Important deadlines: registration closes on October 30, 2025; submissions are due by November 20, 2025; winners will be announced on December 17, 2025.
