5 key facts about this project
01
Cylindrical windows enhance natural light and provide panoramic views of the surrounding landscape.
02
Preservation of historic quarry stone maintains the architectural connection to the site's heritage.
03
The use of lathian pine flooring adds warmth and sustainability to the interior environment.
04
A full-openable glass facade creates seamless indoor-outdoor integration for communal activities.
05
Dedicated workshop spaces are designed specifically for tea preparation, supporting community engagement.

Tea House exemplifies a modern interpretation of a historical structure, emphasizing functionality while respecting its original context. Located within a verdant landscape, the design aims to rejuvenate a 1850s stone barn situated at the retreat site Ozonini. The architecture integrates elements from the existing building, preserving its historical significance while facilitating contemporary use for community engagement and wellness activities.

Purpose and Community Engagement

The Tea House serves multiple purposes, primarily as a venue for tea-related workshops, meditation sessions, and recreational gatherings. The design incorporates social spaces, including a kitchen, a living area, and dedicated workshop facilities, fostering community interaction. The spatial arrangement effectively addresses the needs of visitors, balancing social connectivity with private spaces for reflection and rest.

Design Approaches

One of the standout features of the Tea House is its fully openable glass facade. This design choice enables an unobstructed connection between indoor and outdoor environments, allowing natural light to permeate the interiors while providing extensive views of the landscape. The integration of a cylindrical window further enhances this relationship with nature, enabling dynamic lighting and contextual awareness within the building.

Material Selection and Sustainability Considerations

Additionally, the project showcases a careful selection of materials. The original quarry stone maintains historical continuity, while contemporary materials such as oriented strand board and trapezoidal metal sheets introduce modern structural elements. This duality of materiality serves as a visual narrative, melding past and present cohesively. The project also incorporates sustainability principles, such as reuse of existing structures, passive solar heating, and natural ventilation strategies, ensuring minimal environmental impact.

Distinct Spatial Zones and Inclusivity

The architectural design promotes various functions through distinct spatial zones. The lower level includes collaborative areas, like a kitchen and workshop spaces designed for tea preparation, encouraging communal activities. Meanwhile, the upper level houses sleeping quarters and a gallery for quiet reflection. This functional distribution caters to diverse user needs, highlighting the project's adaptability. Interior configurations include a wooden sleeping box on the upper level, which provides an intimate setting for rest, complemented by a gallery space that invites contemplation and creativity.

The careful articulation of spaces through defined zones maximizes usability while fostering an inclusive environment. The inclusion of outdoor terraces extends living spaces beyond the enclosed structure, allowing users to experience nature more intimately.

`
Competition organisers

The Buildner’s Unbuilt Award 2025 is an international architecture competition dedicated to recognizing and celebrating the value of unrealized architectural designs. It invites architects, designers, and students worldwide to submit visionary projects that have not yet been constructed, highlighting the power of ideas and the creativity behind the design process. By focusing on unbuilt work, the competition aims to bring forward concepts that shape the future of architecture and push the boundaries of the profession.

Participants can compete in three categories based on project scale: Small Wonders (up to 100 m²), Medium Marvels (101–999 m²), and Large Visions (over 1,000 m²). Each category winner will receive €20,000, and additional prizes include honorable mentions, student awards, and a special Best Presentation Award. Winning projects will gain significant international exposure through Buildner’s publicity campaign and a feature article on ArchDaily, providing a unique opportunity to showcase creative ideas to a global audience.

The Buildner’s Unbuilt Award 2025 encourages entrants to submit any type of unbuilt project, from conceptual visions to detailed designs, celebrating bold innovation without the constraints of realization. Important deadlines: registration closes on October 30, 2025; submissions are due by November 20, 2025; winners will be announced on December 17, 2025.
