The Accordion concept aims to address the issue of housing affordability in Toronto, confronting the challenges of a growing population and limited housing supply. Located within an urban environment, the design produces adaptable homes that can be built on various types of land while allowing for efficient construction processes. By capturing the essence of single-detached living, the Accordion offers a flexible and modular approach that responds to the needs of its residents.

Core Structure
The design is organized into distinct functional zones. The Immovable Block serves as the main section of the home, providing essential facilities such as the kitchen, bathroom, and laundry areas. This foundational space is accompanied by the Accordion Block, which combines various zones to create a versatile area that can function as a living space, garden, or workspace based on the preferences of the occupants.

Modular Configurations
Various configurations are available within the Accordion design to suit different household types. For example, single-bedroom units consist of an Immovable Block and an Accordion Block. As family sizes change, the design can expand to include additional rooms for two, three, or four-bedroom options, allowing residents to adapt their living arrangements without the hassle of moving. This ability to modify the home is especially valuable in urban settings where housing options may be limited.

Structural Innovation
A key feature of the design is the accordion steel frame, which utilizes hollowed steel structures that can expand using a telescopic mechanism. This framework efficiently supports modular panels that serve as walls, flooring, and ceilings. The lightweight construction allows for easy adjustments in space, enabling residents to transition between different functional areas without complications.

Urban Context
The project is situated within the urban landscape of Toronto, with references to neighborhoods like Kensington, known for its low-rise buildings, and the Distillery District, characterized by taller structures along Mill St. The Accordion's capacity for adaptability and efficiency resonates with the need for more innovative housing solutions that cater to modern urban lifestyles.


Distinct attention is given to the separation of private and communal spaces, allowing residents to enjoy personal areas alongside shared amenities. This thoughtful balance enhances the overall living experience, making it more conducive to contemporary life.

The Next House: USA — A Global Call to Reimagine the American Suburb

Buildner is launching The Next House: USA, a global architecture competition that challenges architects, designers, and thinkers to reimagine the American suburban home for the 21st century. For decades, the suburban house has symbolized comfort and stability, but today it often reflects excess, isolation, and environmental strain. This competition asks: how can the American home evolve to address climate urgency, economic pressures, and shifting social values?

Participants are tasked with designing a prototype home of no more than 1,500 sq ft (≈140 m²) for a household of two adults and one child. The design should be compact yet generous, adaptable, sustainable, affordable, and replicable across diverse U.S. contexts. More than a design exercise, the competition aims to spark a conversation about how homes can support healthier, smarter, and more connected communities.

The total prize fund is $20,000 USD. The final registration deadline is May 20, 2026, and winners will be announced on September 22, 2026. The Next House: USA invites architects, students, and visionaries worldwide to redefine what the American home means today—and what it should mean tomorrow.
