The Nexus, located at 289 6th Ave in San Diego, California, transforms a former seven-story parking structure into a multifunctional urban hub. Positioned in a central area near Petco Park and within walking distance of the Convention Center and the Gaslamp District, the project aims to meet the housing and transportation needs of the community. It combines affordable living spaces with modern transportation solutions, rejuvenating the site to create a vibrant community space.

Architectural Concept

The design of the Nexus revolves around rethinking an underutilized parking structure. The ground floor is adapted into an Autonomous Vehicle Transportation Hub, supporting the use of new transportation technologies. It provides connections to local buses and the trolley system. This thoughtful layout enhances accessibility and mobility in the area, reflecting a contemporary approach to urban development.

Housing and Community

Above the transportation hub, the building contains 786 units of affordable housing. This element tackles the significant rent burden affecting many city residents. The design considers community interaction by including shared amenities and pet play areas located every five stories. Such additions enhance social connections among residents. The layout also encourages higher density living in a walkable environment.

Environmental Performance

The Nexus uses several passive design strategies aimed at improving environmental performance. Being close to the Pacific Ocean allows the building to benefit from good air quality and natural breezes. Continuous airflow is facilitated through a central design that allows warm air to escape from the upper levels, improving thermal comfort. Double-paned thermal layering windows not only reduce heat gain but also maximize daylight inside, leading to lower energy consumption.

Materiality

Materials selected for the Nexus include galvanized bolts and 316 alloy steel, which offer structural strength and durability. The use of corrugated recycled denim metal decking highlights a focus on sustainability. These material choices prioritize both functionality and environmental responsibility. They ensure that the structure meets practical needs while also adhering to modern building standards.

The design emphasizes spaces that promote community interaction and support sustainable living. Amenity areas cater to residents' lifestyle needs while integrating neatly with the transportation hub below.

The competition continues Buildner’s mission to foster innovative approaches to compact, energy-efficient housing that can address pressing global challenges.

This year’s edition offers a generous total prize fund of €100,000, including the Kingspan Award for designs that integrate high-performance Kingspan products and the Hapi Homes Award for a project selected for real-world construction. In addition to cash prizes, the winners gain international exposure through Buildner’s media partnerships, publications, and a dedicated MICROHOME magazine, further amplifying their ideas to the wider architectural community.
