The RE-GEN project focuses on the regeneration of Robin Hood Gardens estate in Tower Hamlets, London. The development aims to tackle issues related to affordable housing and social isolation, particularly within the elder population. By revitalizing the 1970s Smithsons building, the design creates a modern living environment that encourages intergenerational interaction and community engagement.

Architectural Concept

The main idea behind the design is to foster a sense of community and make living easier for older residents. Detailed studies were carried out to understand how people move throughout the area and where they interact. These findings helped shape the layout, which includes shared spaces to encourage social connections among residents. Features like communal dining areas and gardens provide opportunities for engagement among different age groups.

Massing and Spatial Arrangement

The layout of the building consists of generational clusters that balance private and shared spaces. Three primary floor-clusters accommodate both families and elderly residents, integrating living units with communal areas. Bedrooms are thoughtfully placed away from busy streets and face the quieter park areas. This arrangement creates a peaceful atmosphere for residents while keeping shared spaces vibrant and inviting.

Masterplan and Adaptive Reuse

The masterplan aims to respect the original Smithsons structure while adding modern elements. New features like balconies and winter gardens enhance the building's aesthetic and functionality. These additions provide residents with their private outdoor spaces, which can serve as places for relaxation and socializing.

Amenities and Community Engagement

The design includes various amenities that promote community interaction. There are playgrounds, shared courtyards for a nursery and elderly daycare, and multi-purpose rooms for different activities. These facilities are spread across the site, creating an easy flow between living units and communal areas. MICROHOME 10: Celebrating Small-Scale Living with €100,000 Prize Fund and Kingspan’s Innovation

The MICROHOME 10 competition invites participants to submit visionary designs for off-grid, modular microhomes that push the limits of sustainable, small-scale living. Organised by Buildner in partnership with Kingspan and Hapi Homes, this tenth edition sets the challenge of designing a dwelling for two people within a maximum floor area of 25 m², encouraging bold solutions adaptable to any urban or rural location. The competition continues Buildner’s mission to foster innovative approaches to compact, energy-efficient housing that can address pressing global challenges.

This year’s edition offers a generous total prize fund of €100,000, including the Kingspan Award for designs that integrate high-performance Kingspan products and the Hapi Homes Award for a project selected for real-world construction. In addition to cash prizes, the winners gain international exposure through Buildner’s media partnerships, publications, and a dedicated MICROHOME magazine, further amplifying their ideas to the wider architectural community.

Key dates for MICROHOME 10 include the closing date for registration on 25 September 2025, the submission deadline on 29 October 2025 (11:59 p.m. London time), and the announcement of winners on 9 December 2025.
