Base10 offers a fresh approach to modular living, designed to meet the housing needs of Sydney in a flexible manner. Located at the corner of Smithers Street and Levey Street in Chippendale, the project combines residential and commercial elements. Its design is based on principles that prioritize human needs, making it a suitable environment for daily life and social interaction among residents.

Design Concept

The concept is built around ten essential rituals that people follow in their daily lives. These rituals include eating, sleeping, washing, and retreating, among others. By focusing on these activities, the design organizes living spaces to cater to both private moments and communal experiences. Each modular unit can function independently or be combined with others in various configurations, allowing for a range of living arrangements depending on resident needs.

Community Integration

The arrangement of the modules maximizes natural light and ventilation while creating green spaces that encourage residents to connect with one another. Thoughtfully designed pathways facilitate movement and interaction within the community. This focus on social engagement helps to build a sense of belonging among residents, making the living environment more inviting and supportive.

Material Efficiency

Cross Laminated Timber, or CLT, serves as the main construction material, allowing for efficient building processes. Off-site prefabrication minimizes waste and speeds up assembly when the units are brought to the site. The timber panels come with insulation already in place, which helps further streamline building efforts and supports sustainable practices in urban development.

Interior Layout

The interior spaces are carefully arranged to provide comfort and functionality. Each unit includes a bathroom with the necessary amenities, a bedroom suitable for a queen bed with built-in storage, and a kitchenette that meets everyday cooking needs. Living and dining areas are designed to be flexible, accommodating different configurations for how residents wish to use the space.

Natural light floods the interiors through well-placed openings, enhancing the quality of living. This connection to the outdoors reinforces the design aim of creating a pleasant, livable environment.

MICROHOME 10: Celebrating Small-Scale Living with €100,000 Prize Fund and Kingspan’s Innovation

The MICROHOME 10 competition invites participants to submit visionary designs for off-grid, modular microhomes that push the limits of sustainable, small-scale living. Organised by Buildner in partnership with Kingspan and Hapi Homes, this tenth edition sets the challenge of designing a dwelling for two people within a maximum floor area of 25 m², encouraging bold solutions adaptable to any urban or rural location. The competition continues Buildner’s mission to foster innovative approaches to compact, energy-efficient housing that can address pressing global challenges.

This year’s edition offers a generous total prize fund of €100,000, including the Kingspan Award for designs that integrate high-performance Kingspan products and the Hapi Homes Award for a project selected for real-world construction. In addition to cash prizes, the winners gain international exposure through Buildner’s media partnerships, publications, and a dedicated MICROHOME magazine, further amplifying their ideas to the wider architectural community.

Key dates for MICROHOME 10 include the closing date for registration on 25 September 2025, the submission deadline on 29 October 2025 (11:59 p.m. London time), and the announcement of winners on 9 December 2025. These milestones ensure participants have clear timelines to develop and present their concepts, with early registration discounts available to support students and emerging designers worldwide.
